Warwick Investments to Deliver New Primary Healthcare Hub for Warrington

Warwick Investments, a Manchester-based property developer, has revealed plans for a cutting-edge primary healthcare hub in Warrington. The development aims to address the growing need for modern, accessible primary care facilities to support the area’s rapidly increasing population.

The project will see operational partners implement a private-sector primary care model, creating a centralised hub for a variety of health services. These will include private GP appointments, diagnostic facilities, and non-invasive therapeutic treatments, delivered by specialist clinical tenants under direct operational agreements.

“This is an opportunity to respond to real community needs with a forward-thinking, sustainable solution,” said Michael Warwick, CEO of Warwick Investments. “The primary care estate in Warrington is running at capacity, and there is an immediate requirement for high-quality, flexible clinical space. Our development addresses this shortfall and will be a fantastic facility for the area.”

A comprehensive review of NHS primary care capacity in Warrington has highlighted serious limitations within existing infrastructure. Local GP surgeries are struggling to manage increasing patient volumes, with little available space to accommodate new services or expand care provision.

The shortage of outpatient facilities across the NHS has added further pressure, leaving current services overstretched and unable to meet rising demand. These concerns have been echoed in broader sector development strategies, emphasising the need for immediate action.

Additionally, many community-based healthcare providers continue to operate from ageing premises that offer minimal opportunities for refurbishment or modernisation, further constraining the delivery of comprehensive and integrated care.

The proposed healthcare hub will serve as a strategic response to these challenges, offering a fully equipped, modern environment designed to relieve pressure on NHS resources and enhance healthcare access for Warrington’s residents.

Flexibility is at the heart of the design, with clinical spaces available for long-term leases, medium-term rentals, or hourly bookings. The hub will cater to independent clinicians and operational partners while incorporating innovative digital health solutions aligned with current market trends.

With an anticipated population uptake of just 0.48%—around 1,325 of Warrington’s 278,000 residents—the hub adopts a focused, scalable model that places quality of care at the forefront.

Construction is progressing, and the healthcare hub is expected to open its doors in early 2026.
