SafeGuest Launches Free Risk Scoring System to Help Short-Let Hosts Protect Their Properties

Last Updated on: 24th June 2025, 04:54 pm

SafeGuest, the safety-first platform for short-term rental owners and managers, has introduced a new Guest Risk Assessment Tool — a free service designed to give hosts clear insight into guest reliability before arrival.

The tool combines verified identity data, behavioural insights and proprietary analytics to assign a risk rating of Green, Yellow or Red — giving hosts a straightforward and cost-free way to make safer decisions about who stays in their property.

“For too long, hosts have had to cross their fingers and hope for the best,” said Harry Birks, Founder of SafeGuest. “We’re changing that. Now, any host can know within seconds whether a booking looks safe — and we’ve made it completely free.”

The new feature integrates with leading PMS providers such as Guesty and Hostfully, allowing seamless access to risk scores without disrupting day-to-day operations. It’s powered by SafeGuest’s guest vetting process, which includes biometric ID checks, payment authentication, prior booking patterns and behavioural analysis.

Free Risk Checks Deliver Real Results

In a sector still challenged by unverified guests, damages and unauthorised events, SafeGuest’s risk-first approach is resonating with hosts. To date, the platform has completed more than 100,000 guest verifications across the UK, Europe, North America and the Middle East — significantly reducing stress, financial loss, and guest disputes for hosts.

“We’ve had guests who looked fine on the surface, but SafeGuest flagged them as a high risk. It saved us a nightmare,” said Dee Prior, a Berkshire-based Airbnb superhost.

In addition to its scoring tool, SafeGuest offers two forms of protection: a traditional refundable damage deposit, or an instant, non-refundable waiver that covers guests for up to £250 in accidental damage — without any drawn-out post-checkout claims.

Redefining Trust in Short-Term Rentals

As guest verification becomes more critical and regulatory standards rise globally, SafeGuest is emerging as a key solution for hosts seeking peace of mind. The platform is helping to raise standards around safety, compliance and accountability.

“The future of short lets depends on trust — and trust starts with knowing who’s staying in your property,” added Birks. “We built SafeGuest to empower hosts, not charge them for peace of mind.”
